Year-Over-Year Changes
The number of active listings has climbed to 341 this year, up from 260 in 2023. At the same time, pending sales have dipped slightly to 200 from 213 last year. The ratio of pending sales to active listings now stands at 59%, reflecting a balanced market compared to the ultra-competitive 203% we saw in 2020.
Price Trends
Home prices continue to climb. The average sales price in December 2024 hit $426,000, a 3.4% increase from $412,000 last year.
Sales Activity
Total closed sales have stabilized this year at 1,371, just slightly down from 1,380 in 2023. Compare this to the peak in 2021 when 1,992 homes were sold—the market has normalized after the pandemic-fueled frenzy.
Affordability
While prices are rising, affordability remains an issue for many buyers. Mortgage interest rates are expected to continue downward momentum but it will be slow. 2025 should see rates in the 6% range but who really knows!
