Fewer Buyers Can Mean Less CompetitionOne of the biggest differences is competition. National housing data has historically shown that buyer activity tends to cool as we move later into the fall. That can be good news if you're still looking.
You're less likely to have as many buyers looking at the exact same house, and in some situations that can give you a little more breathing room when it comes to writing an offer and negotiating. Of course, that doesn't mean every seller is going to accept a lower price. It simply means there may be fewer buyers competing against you.
Sellers on the Market Now May Have a Reason to MoveSomething else we tell buyers to think about is why a property is still on the market this time of year. Someone selling in November may be relocating, buying another property, dealing with a life change, or simply wanting to get their home sold before the end of the year.
That doesn't automatically mean they're desperate to sell. But it can sometimes mean they're serious about getting a transaction together with the right buyer.
And the buyers still looking this time of year usually tend to be pretty serious too.
One Advantage of Shopping for a Home in an Alaska WinterThere is another benefit that's especially relevant here in Alaska. You get to see the house during the season when it actually has to work the hardest.
- How does the heating feel?
- Are there noticeably cold rooms?
- How does the driveway look with snow?
- How is the access?
- Are you seeing signs of ice buildup or other winter issues?
There are things you can notice during an Alaska winter showing that might not be nearly as obvious in July.
But There's a Trade-OffThere can be less competition this time of year, but there may also be fewer homes available to choose from. That's why we wouldn't tell someone:
"It's November, so you should buy a house."That's not how we look at it. The right time to buy is when you find the right property, the numbers make sense, you're comfortable with the payment, and the home actually works for you. If all of those things come together in November, we wouldn't automatically wait until spring just because that's traditionally considered the busy real estate season. Every buyer's situation is different.
If you're wondering what you're seeing in the market right now or whether it makes more sense for you to buy now or wait give us a call.
We're always happy to talk it through with you.
