Anchorage Residential
  • Just 245 active listings, with 297 pending — inventory remains tight!
  • Homes average 29 days on market.
  • Average sales price: $524,000, up from $362K in 2019.
  • Sellers are in control — homes are moving quickly at strong prices.
  • Buyers should act now before prices or interest rates rise further.
Anchorage Condo
  • Inventory dropped from 365 in 2019 to just 120 today.
  • Pending sales are strong at 112 (93% pending-to-active ratio).
  • Average price: $285,000, up over $80K since 2019.
  • Sellers can expect strong demand, especially for well-presented units.
  • Buyers get a more affordable entry point into the Anchorage market — if you can beat the competition.
Eagle River - Chugiak
  • Only 83 homes for sale, but 88 already under contract — yes, more pending than active!
  • Homes are selling fast (just 22 days on market).
  • Average sale price: $516,000 — up $153K since 2019!
  • Great time to sell for top dollar with low competition
  • Buyers need to move fast and be offer-ready in this high-demand market.
Kenai
  • A more balanced market: 336 active listings, 97 pending.
  • Homes take longer to sell (73 days on average).
  • Average price has climbed to $392,000 from just $205K in 2019.
  • Sellers are seeing solid gains, even with a slower pace.
  • Buyers have more choices and time to make smart decisions — a good option if Anchorage feels too competitive.
Low inventory in Eagle River & Anchorage means great conditions for sellers and fierce competition for buyers. Kenai offers more breathing room for those looking for options. No matter your goals — buying or selling — we’ll help you make the smart move.
