Spring breakup is here in Alaska, and it is a good time to give your crawl space a quick check. As snow melts and the ground starts shifting, water can show up where you do not want it. A quick look now can help you catch standing water, damp areas, or drainage issues before they turn into a bigger repair. 
 
It is a simple spring reminder, but one that can save a lot of stress later.
 
April Market Update: Still Moving Fast (But Smarter)
 
I wanted to give you a quick, real-world update on what we’re seeing in the Mat-Su Valley right now as we move through April.
 
Active vs Pending: What’s the pace?
 
Right now, we’ve got 260 active homes and 258 pending.
That’s a 99% ratio, which basically means homes are still moving
but not at the frenzy level we saw a couple years ago.

What this means for you:
  • Sellers: Your home can still sell quickly if it’s priced right and shows well.
  • Buyers: You’ve got a little more breathing room compared to the peak craziness—but good homes still don’t sit long.
 
Number of Sales: What’s actually closing?
 
We’re sitting at 259 sales so far.
That’s pretty steady, but down from the peak years.
 
What this means:
  • The market is more balanced now.
  • Serious buyers are still out there but they’re being more selective.
 
 Prices : Are they going up or down?
 
The average sales price is now around $459,000.
That’s up significantly from just a few years ago
and prices are still trending upward, just at a slower pace.

What this means:
  • Sellers: You’re still in a strong position with solid equity.
  • Buyers: Waiting for a big price drop probably isn’t the move prices are holding and slowly climbing.
 
Existing Homes vs New Construction
 
Here’s where things get interesting:

Existing homes:
  • Avg price: $445K
  • Faster sales (about 51 days)
New construction:
  • Avg price: $504K
  • Slightly longer time to sell (67 days)
What this means:
  • Buyers: If you want something move-in ready and more affordable, resale homes are a great option.
  • If you’re looking at new construction: expect to pay a premium, but you’ll get newer finishes and fewer repairs.
  • Sellers: You’re competing with both resale and new builds so pricing and presentation matter more than ever.
We’re in a healthy, active market not a slowdown, just a shift back to normal.
Homes are selling, prices are holding, and both buyers and sellers have opportunities right now.
