Now onto real estate—because the August numbers are in, and they’ve got some great stories to tell!
 
Matsu Valley "Core: Real Estate Market August 2025
I’ve been keeping a close eye on our Mat-Su Valley “Core Area” housing numbers, and there’s something you need to know — inventory is tighter now than it was last year.
 
Right now, we’ve got 364 active listings on the market. That’s down from 425 at this time last year, which means buyers have fewer homes to choose from and sellers have less competition. That being said we are seeing a slight increase in days on market and are seeing more price reductions especially if a home has been on the market over 30 days. Pending sales (Demand) remains steady at 278 compared to 284 in 2024. 

And when we zoom out, the difference compared to a few years back is striking. In August 2019, we had 637 active listings. That’s almost double what we have today. And pending sales in 2019 were almost 400. Mortgage interest rates have been trending down a little bit which is welcome. Hopefully they will continue this trend!

On the price front, the trend is still moving upward. The average sales price in August 2025 is sitting at $454,000 — that’s up from $426,000 last year and a huge jump from the $282,000 average back in 2019. Even with interest rates shifting, home values have held strong and keep climbing over the long term.
