Summer is finally showing up in Alaska.
 
After a long winter and a late spring, many gardens, lawns, and berry patches are running about a month behind this year. But with Alaska’s long daylight hours, things can catch up fast once they start growing.

Around our place, we’re starting to see more life in the garden, greenhouse, raspberries, and haskap berries. It’s one of my favorite parts of summer here watching everything come back after such a long wait.

Here are a few simple yard reminders for Alaska homeowners this week
 
Give gardens a little extra patience
If your flowers, vegetables, or berries seem behind, you’re not alone. This spring was slow, and many Alaska yards are just now starting to take off.
 
Keep up with light pruning
Shrubs, trees, and landscaping can grow quickly once the warm weather hits. A little trimming now can help keep walkways, windows, and driveways clear.
 
Watch your lawn height
As temperatures warm up, avoid cutting the grass too short. Keeping it a little longer can help it stay healthier during dry or sunny stretches.
 
Stay ahead of weeds
Long daylight helps everything grow  including weeds. A few minutes here and there can save a much bigger project later.
 
Enjoy the season while it’s here
Alaska summers are short, so whether you’re working in the yard, picking berries, or just enjoying the evening light, we hope you get some time outside this week.
 
 
 
What Alaska Sellers Should Know About Closing Costs
 
 
A few years ago, many sellers could say “no” to most buyer requests.

No repairs.

No concessions.

No closing cost help.

Today’s market is a little different.

In areas like Wasilla, Palmer, Anchorage, Eagle River, and the Mat-Su Valley, buyers are still looking for good homes  but many are also watching their cash closely. Some buyers may ask the seller to help with closing costs, rate buydowns, repairs, or even buyer broker/brokerage fees depending on the offer.

That does not mean every seller should say yes.
It simply means seller concessions have become one tool to help get the right deal done.

When seller-paid closing costs may make sense:

  • Your home has been on the market longer than expected.

  • You want to avoid a price reduction.

  • The buyer has a strong offer but needs help with upfront costs.
  • A credit may be easier than completing repairs before closing.

  • The full offer still gives you a good net number.

When it may not make sense:
 
  • Your home is getting strong activity.

  • You have multiple interested buyers.

  • The offer price is too low.

  • The buyer is asking for too much without giving enough in return.

The most important thing is not just the concession amount. It’s the full picture: offer price, financing, inspection terms, appraisal risk, closing timeline, and your estimated net proceeds.

Sometimes helping with buyer closing costs can keep a good deal together. Other times, it may not be necessary at all.
