September Mat-Su Market Real Estate Update
Now, let’s take a quick look at what’s happening in the Mat-Su Valley 
housing market (Core Area).
 
Active Listings vs. Pending Sales
• In September 2025, we had 377 homes on the market and 268 under contract (the same as 2024!). That is almost 100 fewer homes on the market compared to 2024! Nationwide the numbers are very different with about 25% MORE homes for sale in 25 vs 24! We could really use some more inventory here in the Valley. Hopefully mortgage rates will move down which should unlock more homes to sell!
• That’s a 71% pending-to-active ratio versus 57% in 2024 (A little less than the 62% in 2019!).

 Number of Sales
• Sales peaked back in 2021 at 1,396 homes sold, but this year (2025) we’re seeing 1,079 sales which is a pretty good increase from 2024 (957). I will be watching this closely as we head to the end of the year! Again we are very close to the number of sales YTD in "normal" 2019.
Home Prices
• Prices continue to climb steadily which most folk think is a surprise! It would take a bunch more inventory to start bending the prices down. Unlikely in my opinion!
• Back in 2019, the average home price was $282,000!
• As of September 2025, it’s up to $454,000  a modest increase from $427,000 in 2024
 
What This Means for You

If you’ve been considering selling, today’s market offers solid buyer demand and higher property values than ever. Even with fewer sales compared to peak years, prices are holding strong and continue to rise.
 
Sold By Financing
 
Here’s how homes in the Mat-Su Valley were sold by financing type in 2019, 2024, and 2025 for comparison.

Financing Breakdown (2025 vs. past years)
  • VA Loans remain strong with 323 sales in 2025 (29% of all sales).
  • Conventional Loans continue to lead, with 332 sales (30%).
  • Cash Buyers are on the rise — 128 sales in 2025 compared to 94 back in 2019.
  • FHA Loans held steady at 171 sales (15%).
  • Other financing programs like USDA made up a smaller portion, but USDA doubled from 6 in 2024 to 17 in 2025. That is a big change from 2019 with 42.
